LOGREM is one of the few property managers in Germany specialising in logistics properties that supports its clients with a broad spectrum of services in technology, environment, sustainability and energy.
We see it as our duty to shape our business model in a responsible manner and to minimise both the ecological and social impacts of our business activities as far as possible. For this reason, we place great emphasis on integrating ESG principles into our corporate processes.
At a societal level, our activities aim to strengthen awareness of sustainability among investors, clients and tenants, while directly reducing the negative environmental impacts of properties. In support of climate and environmental protection, we also foster a corporate culture that promotes sustainable working and lifestyle choices among our employees, helping them to recognise the value of their own sustainable actions.
Our services include the following areas of responsibility, carried out in detail and tailored to your individual needs:
We integrate ESG principles into the day-to-day management of your logistics property. This includes implementing sustainable measures in energy use, waste management and water consumption. In addition, we promote social responsibility by creating a safe and healthy working environment for all users of the property.
Prior to the acquisition or development of your logistics property, we carry out comprehensive ESG due diligence assessments. These assessments include identifying environmental risks, analysing social impacts and reviewing governance structures. These assessments allow us to identify potential risks and opportunities that may affect the sustainability and long-term value of your property.
We develop individual ESG action plans based on the specific needs and objectives of your logistics property. These plans set out concrete measures to improve environmental performance, promote social responsibility and strengthen governance structures. We monitor the implementation of these measures on an ongoing basis and adapt them where necessary to ensure your sustainability targets are met.
We implement biodiversity strategies that promote biological diversity in and around your logistics property. These include creating green spaces, maintaining green roofs and promoting native flora and fauna. Such strategies contribute not only to ecological sustainability, but also to the well-being of property users.
Our energy efficiency measures aim to minimise the energy consumption of your logistics property and reduce operating costs. We assess your property’s energy consumption to identify potential savings and implement solutions such as energy-efficient lighting, optimised heating, ventilation and air conditioning systems, as well as intelligent building management systems. Continuous monitoring and adjustment of energy consumption strategies, particularly through smart metering systems, ensure your property is always operated with maximum efficiency.
We promote the use of renewable energy sources in your logistics property to reduce the carbon footprint and lower reliance on fossil fuels. We support you in planning and installing photovoltaic systems on roofs, façades or car parks, ensuring seamless integration into your existing property infrastructure. In this context, we also support you in preparing the energy performance certificate.
Across our logistics properties, we are implementing a number of innovative and sustainable projects aimed at promoting and advancing ecological sustainability.
Wildflower Meadows & Traditional Orchards
By creating these green spaces, we provide habitats for a wide variety of insects, thereby contributing to increased biodiversity. They offer food and shelter for various insect species while also enhancing the surroundings of our properties.
Beehives & Insect Hotels
Beehives and insect hotels help pollinate different plants and provide shelter and nesting sites for many insect species. This strengthens natural ecosystems and promotes a healthy, sustainable environment.
Bird of Prey Perches
As a form of natural pest control, bird of prey perches support ecological balance on the grounds of our logistics properties.
To support the transition to sustainable mobility, we are expanding the infrastructure for electric vehicles —not only to meet the requirements of the Building Electric Mobility Infrastructure Act (GEIG), but also to make it easier for employees and visitors to charge their electric vehicles. This encourages the use of environmentally friendly transport and reduces CO2 emissions.
Bicycle Repair Stations
Bicycle repair stations enable employees to carry out minor repairs on their own bicycles. These stations are equipped with basic tools and pumps.
Bicycle Shelters
Our bicycle shelters provide secure, weather-protected parking for bicycles. The shelters are designed to ensure bicycles are safely stored and to prevent theft.
E-Bike Charging Stations
We are installing e-bike charging stations to promote the use of electric bicycles. These charging stations allow e-bikes to be conveniently charged during working hours. Promoting e-bikes as an environmentally friendly alternative to cars reduces environmental impact and supports sustainable mobility solutions.
Our ESG management team supports you in meeting the requirements of the German Building Energy Act (GEG), which aims to increase energy efficiency and reduce CO₂ emissions in buildings.
For example, under Sections 71 ff. of the Act, owners of existing buildings are subject to several obligations aimed at improving energy efficiency and increasing the use of renewable energy:
Obligation to Use Renewable Energy
Replacement and Upgrading of Heating Systems
Energy-Efficient Refurbishment
All of these projects represent targeted investments that increase the long-term value of your property while strengthening your sustainability strategy.
