ESG SERVICE PORTFOLIO

ESG Property Management

We integrate ESG principles into the day-to-day management of your logistics property. This includes implementing sustainable measures in energy use, waste management and water consumption. In addition, we promote social responsibility by creating a safe and healthy working environment for all users of the property.

Prior to the acquisition or development of your logistics property, we carry out comprehensive ESG due diligence assessments. These assessments include identifying environmental risks, analysing social impacts and reviewing governance structures. These assessments allow us to identify potential risks and opportunities that may affect the sustainability and long-term value of your property.

ESG Due Diligence
ESG Action Plan and Implementation

We develop individual ESG action plans based on the specific needs and objectives of your logistics property. These plans set out concrete measures to improve environmental performance, promote social responsibility and strengthen governance structures. We monitor the implementation of these measures on an ongoing basis and adapt them where necessary to ensure your sustainability targets are met.

We implement biodiversity strategies that promote biological diversity in and around your logistics property. These include creating green spaces, maintaining green roofs and promoting native flora and fauna. Such strategies contribute not only to ecological sustainability, but also to the well-being of property users.

Biodiversity Strategies
Energy Efficiency Measures

Our energy efficiency measures aim to minimise the energy consumption of your logistics property and reduce operating costs. We assess your property’s energy consumption to identify potential savings and implement solutions such as energy-efficient lighting, optimised heating, ventilation and air conditioning systems, as well as intelligent building management systems. Continuous monitoring and adjustment of energy consumption strategies, particularly through smart metering systems, ensure your property is always operated with maximum efficiency.

We promote the use of renewable energy sources in your logistics property to reduce the carbon footprint and lower reliance on fossil fuels. We support you in planning and installing photovoltaic systems on roofs, façades or car parks, ensuring seamless integration into your existing property infrastructure. In this context, we also support you in preparing the energy performance certificate.

CURRENT PROJECTS

Promoting Biodiversity
We are currently implementing the following projects to promote biodiversity:
Expanding EV Charging Infrastructure
Encouraging Eco-friendly Transport
We are rolling out several measures to promote sustainable transport options:
Enhancing outdoor spaces
Attractive and comfortable outdoor areas (e.g., seating areas) improve the well-being of our tenants. We have also created outdoor seating areas with solar canopies which not only provide shade, but also generate renewable energy for charging mobile devices. The result is a more enjoyable outdoor environment combined with greater ecological value for the site.

Implementation of GEG Requirements

Owners must cover part of their heat supply from renewable energy sources. Alternatively, they may use district heating or waste heat where feasible and economically justifiable.
Heating systems that exceed certain age limits must be replaced or modernised to reduce energy consumption.
Depending on the age and condition of the building, owners may be required to implement insulation to the building envelope or other structural improvements, especially in the case of major renovations.

All of these projects represent targeted investments that increase the long-term value of your property while strengthening your sustainability strategy.
